Welcome to El-Suites Bali. These Terms of Service govern your use of our website, services, and accommodations. By making a booking or using our services, you agree to comply with the terms outlined below.

1. General Information

El-Suites Bali provides furnished rental accommodations located in Berawa and Canggu, Bali. Our properties include apartments, villas, townhouses, and penthouses intended for short-term and long-term stays.

These Terms apply to all guests booking through:

  • Our website (direct booking)

  • Third-party platforms (e.g., Airbnb, Booking.com)

  • Direct communication with our team

2. Booking & Reservation Terms

2.1 Direct Reservations

Guests who contact El-Suites directly may make reservations via WhatsApp communication with our team. During this process:

  • Availability will be checked in real time

  • Suitable property options will be confirmed

  • Pricing and stay details will be provided

A reservation is only confirmed once payment has been received.

2.2 Deposit Requirement

To secure a reservation, guests must pay a 10% deposit of the total rental price.

  • The deposit is strictly non-refundable

  • No dates or units are held until deposit is received

  • Payment confirms acceptance of all booking terms

2.3 Booking Confirmation

After deposit payment:

  • A booking confirmation will be issued

  • An invoice will be provided

  • The invoice will clearly state that the reservation is non-refundable

A booking is considered final once payment is received.

3. Check-In & Check-Out

  • Check-in: From 2:00 PM

  • Check-out: By 12:00 PM

Early check-in or late check-out may be possible subject to availability and prior arrangement.

4. Cancellation Policy

Cancellation policies vary depending on booking source:

Airbnb / Booking.com: Subject to platform policy selected at booking.

Direct bookings:

  • All deposits are strictly non-refundable.

  • Any cancellation after payment does not qualify for a refund.

  • All confirmed reservations are non-refundable, as stated in the issued invoice.

Failure to arrive without notice may be treated as a no-show and remains non-refundable.

5. Date Modification Policy

Guests may request a change of stay dates subject to the following conditions:

  • Only one date change is permitted per reservation

  • Requests must be made in advance

  • Changes are subject to availability

  • Date changes are not permitted during high season periods

  • If the new dates have a higher rate, the guest must pay the price difference

Date changes are not guaranteed and remain subject to availability and management approval.

6. Guest Responsibilities

Guests agree to:

  • Treat the property with care and respect

  • Follow house rules provided before or during stay

  • Avoid excessive noise, especially at night

  • Not use the property for illegal activities

  • Not exceed maximum occupancy

Guests are responsible for any damage caused during their stay.

7. Property Use

El-Suites accommodations are intended for residential and lodging purposes only.

Unless approved in advance, guests may not:

  • Host parties or events

  • Conduct commercial activities

  • Sublet or reassign the unit

8. Amenities & Services

Included services may vary by property and location. Amenities can include:

  • Weekly cleaning

  • Wi-Fi

  • Maintenance support

  • Shared facilities (Berawa only)

Certain amenities are specific to particular units and are not guaranteed across all properties.

9. Pets

Pets may be allowed only with prior approval. Guests must contact us before booking to confirm eligibility. Unauthorized pets may result in cancellation or additional charges.

10. Security & Liability

El-Suites provides secure environments, including CCTV and security measures where applicable. However:

  • Guests remain responsible for their personal belongings

  • El-Suites is not liable for loss, theft, or damage of personal items

  • Guests use facilities (pool, rooftop areas, etc.) at their own risk

11. Health & Safety

Guests must comply with all safety instructions provided for the property. Any unsafe or reckless behavior may result in termination of stay without refund.

12. Force Majeure

El-Suites is not liable for failure to fulfill obligations due to events beyond our control, including but not limited to:

  • Natural disasters

  • Government restrictions

  • Flight cancellations

  • Power outages

  • Weather conditions

13. Privacy

Personal information collected during booking or communication is used only for:

  • Reservation management

  • Guest communication

  • Legal compliance

We do not sell or share your personal data with third parties except when required for booking or legal purposes.

14. Right to Refuse Service

El-Suites reserves the right to refuse or cancel bookings at our discretion, particularly if:

  • False information is provided

  • House rules are violated

  • Payment cannot be verified

15. Changes to Terms

We may update these Terms of Service from time to time. The latest version will always be available on our website.

Continued use of our services indicates acceptance of any updated terms.

17. Security Deposit & Damages

17.1 Deposit Requirement

Some reservations may require a refundable security deposit. The amount, payment method, and refund terms will be communicated before booking confirmation.

17.2 Purpose of Deposit

The security deposit is held to cover:

  • Damage to property, furniture, or equipment

  • Missing items

  • Excessive cleaning required

  • Violations of house rules

  • Unpaid charges or fees

17.3 Property Condition

All accommodations are inspected before arrival. Guests must notify us within 24 hours of check-in if any issues or damages are found. Failure to report may result in responsibility being assigned to the current guest.

17.4 Damage Responsibility

Guests are financially responsible for any damage caused during their stay beyond normal wear and tear, including damage caused by:

  • The guest

  • Visitors

  • Children

  • Pets (if approved)

17.5 Deposit Refund

If no damages or violations are found, the deposit will be returned within a reasonable timeframe after check-out, according to the payment method used.

17.6 Excess Damage

If damages exceed the deposit amount, guests agree to pay the remaining balance upon request.

Guest Conduct Policy

18. Guest Behaviour & Property Use

To ensure a comfortable environment for all residents and neighbors, guests must follow these conduct guidelines.

18.1 Respect for Property

Guests must:

  • Keep the property clean and orderly

  • Use appliances and facilities responsibly

  • Follow all property instructions and safety guidelines

18.2 Respect for Community

El-Suites properties are located in residential areas. Guests must:

  • Avoid excessive noise, especially during nighttime hours

  • Respect neighbors and shared spaces

  • Follow staff instructions when applicable

18.3 Prohibited Activities

The following are not permitted unless explicitly approved:

  • Parties or large gatherings

  • Illegal activities of any kind

  • Smoking indoors (if applicable to unit rules)

  • Unauthorized commercial use of the property

  • Subletting or transferring bookings

Violation may result in termination of stay without refund.

18.4 Visitors

Guests are responsible for all visitors they allow into the property. Visitors must comply with all property rules. Unauthorized overnight guests may incur additional charges or cancellation.

18.5 Safety Compliance

Guests must follow all safety instructions related to:

  • Pools and rooftop areas

  • Balconies and outdoor spaces

  • Electrical appliances

El-Suites is not responsible for injuries resulting from misuse or unsafe behavior.

18.6 Staff Interaction

Our staff are here to help. Guests must treat staff respectfully. Harassment, aggression, or inappropriate conduct toward staff or other guests will not be tolerated.

18.7 Breach of Policy

El-Suites reserves the right to:

  • Issue warnings

  • Restrict facility access

  • Terminate stay immediately

Serious violations may result in eviction without refund.

By confirming a reservation with El-Suites Bali, guests acknowledge that they have read, understood, and agreed to these Terms of Service.
